![Roof flashing at a chimney base checked for gaps and rust before winter](https://teagueroofingplus.com/wp-content/uploads/2026/07/flashing-chimney-checks-before-winter-1024x1024.jpg) Chimney, flashing, and roof penetration checks before winter 2

Most winter roof leaks do not come through the shingles. They come in around the things that pass through the roof: chimneys, vent pipes, and the valleys where two slopes meet. Those points are sealed with flashing, and flashing is what fails first. This guide covers what to check before cold weather.

**TLDR:** Roof penetrations are the most common winter leak source because every one required cutting the roof and sealing it. Flashing at chimneys, vent boots, and valleys fails through freeze and thaw cycles and summer heat aging. Warning signs appear before a leak does, and fall is when they are easiest and cheapest to address.

---

There is a question we get every winter, usually phrased with some frustration: the shingles look fine, so where is the water coming from?

Almost always, the answer is a penetration point. The open field of a roof is designed to shed water and it does that well for decades. The vulnerable places are where something interrupts it.

Think about what your roof has passing through it. A chimney. Vent stacks. Exhaust vents. Maybe an attic fan. Each one is a hole that was cut and then sealed with metal flashing, and each seal has been expanding and contracting through every hot summer and cold winter since. Our crews handle these across Springfield, Billings, and Sparta, and fall is when they should be checked.

## Why Roof Penetrations Are the Most Common Leak Points

A roof penetration is any place where something passes through the roof surface: a chimney, a pipe, a vent, or the valley where two roof planes meet. Flashing is the metal that seals these openings so water cannot get in.

The reason these fail first is straightforward. Everywhere else, water simply runs downhill over overlapping shingles. At a penetration, water has to be actively redirected around an obstacle, and that redirection depends on metal pieces layered in a specific order and often sealed at the edges.

Add movement to that. Metal expands and contracts at a different rate than the shingles and the wood around it. Every temperature swing works those joints slightly, and Southwest Missouri gives them a lot of swings.

> **Pro Tip:** When you get an inspection, ask specifically what the flashing looks like. A report that covers shingle condition and skips the penetrations has missed where leaks actually start.

## What to Check Around Chimneys and Vents

Here is what to look at, most of it visible from the ground with binoculars or from an upstairs window.

Penetration point What to check Failure sign

Chimney flashing Metal at the base and up the sides Gaps, rust, separation, staining on brick

Chimney cap and crown Top surface and cap condition Cracks, missing cap, crumbling mortar

Vent pipe boots Rubber collar around each vent stack Cracked, split, or curling at the pipe

Exhaust vents Housing and its flashing base Loose housing, lifted edges

Valleys Where two roof slopes meet Debris buildup, worn or exposed metal

Roof to wall joints Step flashing where roof meets siding Metal standing away from the wall

The takeaway is that vent pipe boots deserve particular attention, because the rubber collar has a shorter service life than almost anything else on the roof and it fails predictably from sun exposure. Our [roof inspection and maintenance checklist](https://teagueroofingplus.com/roof-inspection-and-maintenance-checklist/) covers the full sequence.

## Signs of Flashing Failure Before It Leaks

Flashing gives warning before it lets water through. The signs are subtle but they are visible.

Warning sign Where to look What it indicates

Rust staining On the chimney or siding below flashing Metal is corroding and thinning

Visible gaps At the joint between flashing and masonry The seal has opened

Cracked or missing sealant Along flashing edges Sealant has aged out and needs renewal

Lifted or bent metal Anywhere along a flashing run Wind or ice has worked it loose

Interior staining near a chimney Ceiling or wall in the room below Water is already getting in

The takeaway is that everything above the last row is a maintenance item. The last row is a repair, and finding it in fall is far better than finding it after an ice storm. If you do get an active leak, our guide on [how to temporarily stop a roof leak](https://teagueroofingplus.com/how-to-temporarily-stop-a-roof-leak/) covers the immediate steps.

> **Important:** Interior staining near a chimney is often blamed on the chimney itself. It is usually the flashing where the chimney meets the roof, which is a roofing repair rather than a masonry one.

## How Freeze and Thaw Cycles Make This Worse

Winter attacks flashing in a specific way, and understanding it explains why fall checks matter.

Water finds a small gap at a flashing joint, which is easy because those joints move. It sits there rather than draining, because it has entered a place designed to keep water out. Then it freezes and expands, widening the gap. It thaws, more water enters the now larger gap, and the cycle repeats.

Southwest Missouri produces this pattern reliably, and you can follow local conditions through the [National Weather Service office in Springfield](https://www.weather.gov/sgf/). Our winters swing across the freezing point rather than staying well below it, which means many cycles rather than one long freeze.

Component Freeze and thaw effect

Sealant at flashing edges Becomes brittle, cracks, loses adhesion

Metal flashing joints Slight movement widens with each cycle

Vent boot rubber Hardens and splits at the pipe collar

Masonry at the chimney Mortar absorbs water, freezes, and spalls

The takeaway is that a marginal seal in October is a failed seal by February, and the process is gradual rather than sudden. That is exactly why the warning signs are visible in fall.

**Illustrative scenario:** A homeowner near Billings noticed faint rust staining on the brick below their chimney flashing in September. An inspection found the sealant along the upper flashing edge had cracked and pulled away. Resealing and replacing one section of step flashing took a single visit, well before freeze and thaw could open it further.

## Fall Inspection vs Waiting for a Leak

The economics here are lopsided, which is the argument for checking now.

Factor Fall inspection Waiting for a winter leak

Scope Flashing repair or resealing Flashing plus interior repairs

Conditions Mild, sealants cure properly Cold, wet, sealants perform poorly

Scheduling Your timeline Emergency, whenever available

Interior damage None Ceiling, insulation, sometimes contents

The takeaway is that flashing work is inexpensive and quick when it is preventive, and it stops being either once water is inside. Standards for roofing installation and repair practice are maintained by industry bodies including the [National Roofing Contractors Association](https://www.nrca.net) and model building codes published by the [International Code Council](https://www.iccsafe.org).

> **Pro Tip:** Have flashing checked whenever you have the roof inspected for anything else. It adds almost nothing to the visit and it is where the leaks are.

> **Pro Tip:** Keep the photos from each inspection. Flashing degrades gradually, and year over year images make it obvious when something is changing. We have dealt with many insurance claims in the past that this has been the factor that won the claim for us.

## Frequently Asked Questions

### What is roof flashing and why does it matter?

Flashing is the metal that seals the edges and openings on a roof so water cannot get in, used anywhere something interrupts the roof surface. It matters because those interruptions are where roofs actually leak. The open field of shingles sheds water reliably; the penetrations are the weak points.

### Why does my chimney leak in winter?

Usually the flashing where the chimney meets the roof rather than the chimney itself. Freeze and thaw cycles work the joint open, and sealant that aged through summer heat cracks in the cold. Masonry can also absorb water that freezes and damages the mortar, so both are worth checking.

### How often should flashing be inspected?

At least annually, and fall is the ideal time because problems found then can be fixed in mild weather. It should also be checked after any significant hail or high wind event. Flashing is quick to inspect when someone is already on the roof.

### What does a failed vent pipe boot look like?

The rubber collar around the pipe cracks, splits, or curls away from the pipe. It is one of the more common roof leak sources because that rubber degrades from sun exposure faster than most roofing components. It is also an inexpensive part to replace when caught early.

### Can I reseal flashing myself?

It is not recommended. Beyond the safety issue of being on a roof, sealant applied over the top of failing flashing is a common shortcut that hides the problem rather than fixing it. Proper repair often means replacing or relayering the metal, not adding more sealant.

### Is sealant a permanent flashing repair?

No. Sealant has a legitimate role finishing an edge or sealing a fastener head, but it is not a substitute for correctly installed and layered metal. When you see sealant doing a flashing’s job, that is a shortcut that will need redoing.

### How do I know if a leak is flashing or shingles?

Location is the biggest clue. Leaks appearing near a chimney, a vent, a valley, or where a roof meets a wall are usually flashing. Leaks in the middle of a ceiling away from any penetration are more likely shingles or decking. An inspection confirms it either way.

### Do you check flashing during a free inspection?

Yes. Flashing at chimneys, vents, valleys, and roof to wall joints is a standard part of the inspection along with shingles, gutters, and attic ventilation. There is no cost and no obligation, and you receive photo documentation of anything found.

## Key Takeaways

- **Penetrations leak, fields do not:** Chimneys, vents, and valleys are where water gets in.

- Every one required cutting the roof and sealing it.
- The open shingle field sheds water reliably for decades.
- **Flashing warns before it fails:** Rust, gaps, cracked sealant, and lifted metal all show first.

- Interior staining means water is already inside.
- Vent boots fail predictably from sun exposure.
- **Freeze and thaw is the mechanism:** Water enters a gap, freezes, expands, and widens it.

- Our winters cycle repeatedly rather than freezing once.
- A marginal seal in October fails by February.
- **Fall checks are cheap, winter repairs are not:** Preventive flashing work is quick and contained.

- Sealants cure properly in mild weather.
- Winter leaks add interior damage to the bill.

## Have Your Flashing Checked Before the First Freeze

If nobody has looked closely at your chimney flashing, vent boots, and valleys this year, that is where your winter leak risk is concentrated. A free inspection covers all of it and takes about an hour.
