Free Roof Inspection Bolivar, MO

Bolivar sits along the US-65 corridor in Polk County, about 35 miles north of Springfield. Polk County sees the same severe hail and wind events that hammer the rest of Southwest Missouri, and those storms do not spare the neighborhoods around Southwest Baptist University or the older homes near the Dunnegan Gallery. If a storm moved through your area and you are not sure what happened on your roof, we will come find out.

Teague Roofing Plus offers free, no-obligation roof inspections in Bolivar and across Polk County. Call 417-883-7663 to schedule yours today.

Bolivar's Trusted Roof Inspector Honest Inspections Since 1971

Teague Roofing Plus has been inspecting and protecting Southwest Missouri homes since the company was founded in Springfield in 1971. Owner Josh Tessmer runs the operation today and still shows up personally on inspections. We are based at 6149 US-60 in Springfield, and we serve Bolivar and Polk County on a regular basis. We have completed thousands of roofs across this region.

The US-65 corridor through Bolivar sits directly in the path of storm systems that track northeast out of the Ozarks. Spring and early summer bring hail, high winds, and the kind of damage that does not show up until water is already moving into your attic. A roof that looks fine from the street after a storm may have real problems that only a trained inspector on the surface will catch.

We know Bolivar’s housing stock. Older homes near downtown and the university show different wear patterns than newer builds on the north and south edges of town. A free roof inspection in SW Missouri from Teague tells you exactly where things stand, backed by photos and a plain-language report. Learn more about our team as a roofing company in Springfield and the surrounding region.

What a Free Inspection Actually Covers in Bolivar

Our inspections are not a quick look from the driveway. Josh and our crew get on your roof and check every component by hand. We examine every shingle plane, every valley, and every piece of flashing around your chimney, pipe boots, vents, and wall transitions. We check your ridge caps, drip edge, and gutters. If we can safely access your attic, we look there too, for staining, moisture, and ventilation problems that signal a slow leak.

We are an Owens Corning Platinum Preferred Contractor, a designation fewer than 1% of roofers nationally earn. We are also BBB A+ rated since December 2019, a Nextdoor Neighborhood Favorite in 2022 and 2024, and members of the Home Builders Association of Springfield. We are MO-licensed and carry full liability and workers’ compensation insurance.

When you call 417-883-7663, you reach people who actually work in this region. Not a call center. Not a crew from another state. That matters when you need someone who understands what a Polk County hailstorm does to a 20-year-old roof on a house near the SBU campus.

Why Bolivar Homeowners Schedule a Free Roof Inspection

Bolivar's Hail Exposure

Why Every Storm Deserves a Roof Inspection in Bolivar

Polk County sits within the same severe weather corridor that affects the broader Southwest Missouri region. According to local hail tracking data for the Springfield area, trained spotters have logged 86 on-the-ground hail reports and Doppler radar has detected hail 137 times in the past 12 months alone. Storm systems moving up the US-65 corridor regularly bring hail, damaging winds, and the kind of impact that shingles absorb silently.

Hail damage does not announce itself with a ceiling stain. Shingle bruising, granule loss, and dented flashing only show up when a trained inspector is standing on the surface. If a storm moved through Bolivar, a free inspection is the only reliable way to find out what happened to your roof. The clock on your insurance claim starts the moment that storm passes.

What Gets Checked

What Teague Inspects on Every Bolivar Roof

Every free roof inspection in SW Missouri starts on the roof itself, not from the driveway. We walk every plane and check shingle condition for bruising, granule loss, cracking, and curling. We examine all flashing points, every valley, every vent and pipe boot. We look at your gutters for granule accumulation, which tells the story of how much your shingles have been shedding over time. We photograph every finding before we come down. You receive a written report with real photos, not a verbal summary at the truck. If your roof is solid, we tell you. If something needs attention, we show you exactly what and why, with no pressure attached. Our roof inspection checklist covers every component we examine.

Insurance Claim Documentation

Roof Inspection and Insurance Claims in Bolivar, MO

Most Bolivar homeowners file a roof insurance claim once or twice in their lives. We handle them every week. After a storm, we inspect your roof at no cost, document every piece of damage with timestamped photos, and schedule a time to meet your insurance adjuster on site. Our team walks the roof with the adjuster and makes sure nothing gets overlooked.

The Missouri Department of Commerce and Insurance notes that under an Actual Cash Value policy, a carrier may pay as little as 20% of replacement cost on an aging roof. Getting proper documentation before you file is not optional. It is what makes the claim viable. We also help you understand your rights throughout the Missouri claims process. Read our guide on how to file a roof insurance claim before you call your carrier.

When Inspection Reveals Bigger Problems

What Happens If Your Bolivar Roof Needs More Than a Repair

Bolivar has a mix of housing stock, from older homes near the historic downtown square to mid-century neighborhoods near the university and newer construction along the US-65 growth corridors. Homes built in the 1970s through 1990s may have roofs that are 25 to 30 years old, even if they have never visibly leaked. Age alone breaks down shingles from the inside out. Summer heat accelerates granule loss, and the freeze-thaw cycles Polk County sees each winter can crack shingles and compromise flashing long before water reaches your ceiling.

If our inspection finds that roof replacement is the right answer, we walk you through every option, including materials, timelines, and whether an insurance claim applies. If minor repairs are all that is needed, we handle those too. Read our post on roof repair vs. roof replacement to understand how we make that call.

When Active Damage Is Found

What We Do When Your Bolivar Roof Has an Active Leak

Sometimes an inspection uncovers an active problem, not just wear or storm bruising. A failed pipe boot seal, lifted valley flashing, or a cracked ridge cap can allow water to enter the attic for months before it reaches a ceiling. When our inspection finds active damage, we explain your options clearly and can move to roof repair quickly. If the damage is urgent, our team provides emergency roof repair response. We also walk you through what to do inside the home while we work. See our guide on what to do when your roof starts leaking for immediate steps you can take safely.

Choosing the Right Inspector

How to Pick a Roof Inspector in Bolivar, MO

After a significant storm in Polk County, out-of-state crews sometimes show up in Bolivar neighborhoods. They knock on doors, pressure homeowners to sign contracts on the spot, and disappear after the job is done. A free inspection from a storm chaser is not the same thing as a free inspection from a company that has been serving Southwest Missouri since 1971.

When you choose an inspector, ask whether they carry full liability and workers’ compensation insurance. Ask whether they provide written, photo-documented reports. Ask whether they will meet your adjuster on site. Ask whether they handle permits when work is needed. Teague Roofing Plus answers yes to all of those. Read our post on storm chasers vs. local roofers before you let anyone on your roof.

When to Schedule Your Inspection

The Best Times to Schedule a Roof Inspection in Bolivar

The National Roofing Contractors Association recommends professional roof inspections at least twice per year, in spring and in fall. In Bolivar, that recommendation carries real weight. Spring inspections catch damage from winter ice and freeze-thaw cycles before it worsens through the summer heat. Fall inspections prepare your roof for the next round of freezing temperatures and ice storms that Polk County sees each winter.

Beyond the seasonal schedule, get an inspection after any storm that produces hail larger than one inch or winds above 60 mph. You should also schedule an inspection if your roof is 10 years old or older, before buying or selling a home, and before filing any insurance claim. See our 2026 storm season roof prep guide for a full seasonal checklist that applies directly to this region.

After the Inspection Is Done

What Happens After Your Free Inspection in Bolivar

When we come down off your roof, we do not hand you a business card and leave. We walk through the full written report with you on the spot. Every finding is documented with photos. We explain what is good, what is marginal, and what needs attention now versus later. If your roof is in strong shape, we tell you and walk away. No pressure, no manufactured urgency.

If storm damage is present and an insurance claim makes sense, our team documents everything in a format your carrier can use and meets the adjuster on site at no extra charge. If storm damage roof repair is warranted, we handle all permit coordination with Polk County’s building office. Homeowners never have to deal with permits directly when they work with us. Our full checklist of what gets documented is covered in the roof inspection checklist for Southwest Missouri homeowners.

Common Questions

FAQs About Roof Inspections in Bolivar

From what gets checked to how insurance documentation works, here is what Bolivar homeowners ask mos

Yes, completely. Our inspections cost nothing and come with zero obligation to hire us or buy anything. We get on your roof, check every component, photograph every finding, and walk you through the results before we leave. If your roof is in good shape, we shake your hand and go. There is no contract to sign, no sales pitch, and no follow-up pressure.

This is how Teague Roofing Plus has built its reputation across Southwest Missouri since 1971. We would rather give you an honest answer today and earn your trust for when you actually need work done. Be cautious of any inspector who asks you to sign a direction-to-pay or assignment-of-benefits form before the inspection even starts. A legitimate free inspection requires nothing from you upfront. Read more about how to spot high-pressure tactics in our post on storm chasers vs. local roofers.

Most residential inspections in Bolivar take between 45 minutes and 90 minutes. The time depends on your roof's size, pitch, and complexity. A straightforward single-story home takes less time than a steep multi-plane roof with multiple chimneys or dormers.

Our process covers the full exterior, including every shingle plane, all flashing points, gutters, drip edge, ridge caps, and vents. If attic access is available, we check inside too. You receive your written photo report and a full walkthrough of findings before we leave your property. We do not do drive-by inspections or quick visual checks from the ladder. If you want to know what a thorough inspection covers, our roof inspection checklist walks through every component we examine on every job.

Hail damage is almost never visible from the ground. On asphalt shingles, it shows up as dark circular spots where granules have been knocked loose and the mat underneath is exposed. You may also notice dents on metal vents, cracked ridge caps, or bruised gutters. Granule buildup at your downspouts after a storm is a sign worth noting, even if everything looks fine from the yard.

The US-65 corridor through Bolivar lies within a severe hail zone, and NWS Springfield climatology data shows April and May are the peak months for hail in this region, with a secondary spike in September. We recommend a professional inspection after any storm producing hail one inch or larger. Our inspectors get on the surface and document everything with photos, which is exactly what your insurance carrier needs. See our full post on hail damage roof inspection for a detailed breakdown of what storm bruising looks like.

Yes, and this is one of the most important reasons to schedule an inspection quickly after a storm. Professional photo documentation from a trained inspector is what makes a roof insurance claim viable. Missouri carriers require proof that damage was storm-caused, and the documentation we provide establishes what was damaged, where it was damaged, and what event caused it.

Our team provides insurance claim assistance at no extra charge. We meet your adjuster on site, walk the roof with them, and make sure nothing gets overlooked. The Missouri Department of Commerce and Insurance notes that under an Actual Cash Value policy, an aging roof may receive a significantly reduced payout without strong documentation. Missouri homeowners typically have up to two years from a storm event to file a claim, but the sooner you document the damage, the easier it is to tie it to a specific event.

No permit is required for an inspection. You can have your roof inspected at any time without involving Polk County or the City of Bolivar building offices.

Permits are typically required when actual work is performed, specifically for re-roofing, tear-offs, structural repairs, or material type changes. When Teague performs any work on your Bolivar home, we handle all permit coordination on your behalf. You never have to call the county, fill out paperwork, or schedule a separate inspection with a building official. That is part of what we manage on every job, so you can focus on your home and let us handle the process from start to finish.

I want to give a huge shout out to Joel. My granddaughter and her family are staying at our home while my husband and I are out on an extended vacation. The day we left a huge wind and rain storm hit. My granddaughter called and said we had a ceiling light that was leaking in the spare bedroom. I immediately contacted Teague Roofing, let them know the issue and that we were out of town. This was late on a Sunday. Joel said he would add us to his schedule for the next day. He arrived at our house around 10:00, looked at the situation in the bedroom, went on the roof and found the problem right away. He fixed the problem and now my husband and I can continue our vacation knowing that our roof is in good shape and my granddaughter and her family can enjoy their stay while we enjoy our time away. Their customer service is top notch and a rare find these days. We will definitely recommend them to others and should we ever have a roof issue we will definitely be calling Teague Roofing!!! I couldn't be happier!!!

I just want to take a moment to tell you how impressed I was by sal from teague roofing Plus today. After the hail storm people are going door to door trying to get you to replace your roof because it benefits them to do so. You hear lots of stories about companies telling you your roof needs replaced when it really doesn't. Sal came by today and did a free inspection and gave me the great news that we don't need a new roof and that our roof is in fine shape. He gave me lots of details and suggestions for when we do need a new roof. His honesty has won my business whem eventually we will need a roof. If you're looking for somebody to give you an honest inspection and estimate on your roof, this is the place to do it.

We were under contract to sell our mom's house when the hail storm hit. Joel Adams at Teague Roofing was absolutely the best to work with. By the time the insurance claim had been approved we only had 8 days to complete the work before closing. Joel made it happen! Highly recommend!

Just had my roof and gutters replaced by Teague and I worked with Joel Adams throughout the entire process. Joel and the Teague team made this a very stress-free process, were quick to respond to my many questions with this being my first insurance claim, and did a great job getting everything done very quickly. Couldn’t be happier with my decision to go with Teague after obtaining 4-5 quotes, as they seemed to be the most professional and quickest to respond and their quality and clean up far exceeded my expectations. Joel inspected the roof and found no need for replacement, probably good for another 4-5 years. He did make minor repairs around a couple of vents and a couple of loose shingles. Very friendly service and knowledgeable. Highly recommend for up front honest evaluation.
